Part of using FHA Financing requires certain criteria that differs from non-FHA Financing. An FHA Compliance Inspection is not the same as an appraisal. Reasons why an FHA Compliance Inspection may need to be completed in order to close escrow can be (but not limited to):
- Construction completion of a new built home
- Remodeling work done to a home or manufactured home
- Installation of a manufactured home on a permanent foundation (requires 2 inspections)
- Appraisal condition releases. An example may be that an FHA appraiser insists some FHA health and safety items be completed before the close of escrow such as installation of smoke detectors and carbon monoxide detectors. The FHA inspection would be to review that these items were indeed completed by the seller.
Who can complete an FHA Compliance Inspection? An FHA Fee Inspector can complete all these types of inspections.
